Job Description

POSITION SUMMARY

Under the coordination of the Facility Supervisor this position is responsible for ensuring appropriate operations of the utility systems and providing assistance with general maintenance tasks.  Utility system operations include steam generation from the boiler system, medical gases, emergency power, and critical heating, ventilation, and air conditioning (HVAC) systems.  This position is also responsible for assisting with general maintenance tasks throughout the facility and assisting other Maintenance employees with special projects as assigned.

MINIMUM REQUIREMENTS

Education:

  1. Completion of High School/G.E.D. or Vocational Training.
  2. Associate Degree in electrical engineering, mechanical systems, plumbing, or MEP design preferred.

Experience:

  1. Previous experience with specific trade work in either electrical, plumbing, or mechanical systems preferred.
  2. Previous experience with general maintenance work, including general repairs and troubleshooting preferred.
  3. Complex power distribution, HVAC system, and refrigeration experience is preferred.
  4. Boiler operation experience is preferred.

Knowledge, Skills, Abilities:

  1. Ability to work at heights on personnel lifting devices and ladders.
  2. Troubleshooting skills, including initial assessment of reported problem and then identification of proper operations of systems such as HVAC, water distribution, electrical distribution.
  3. Familiarity of building and system plans, maintenance and operations manuals, and equipment specifications.
  4. Ability to clearly communicate with team members ensuring an efficient and effective environment.
  5. Ability to work in difficult environments including but not limited to, confined spaces, heated environments, cold environments, potentially dusty conditions, and close to live sources of energy.
  6. Knowledge of complex building infrastructure systems.
  7. Familiarity with common maintenance and repair tools.

License/Certification/Registration:

  1. Within one year of hire/transfer, successful completion of American Society of Healthcare Engineering (ASHE) NFPA-99-2012, “Health Care Facilities Code”.

Receives supervision from the Facility Supervisor and oversight from the Manager of Facilities and Plant Operations.

Responsibilities

ESSENTIAL FUNCTIONS

  1. Utility Systems
    1. Monitors and ensures safe operations of the boilers, making operational changes as indicated and necessary
    2. Performs Preventative Maintenance and Corrective Maintenance tasks throughout the Central Utility Plant including gage, piping, valve, and fitting repair or replacement.
    3. Monitors and ensures safe operations of the chilled water system, making operational changes as indicated and necessary
    4. Performs water testing for boiler and cooling tower use
    5. Ensures appropriate water treatment, including softeners and other treatment points throughout the facility
    6. Records operational measurements for critical systems throughout the facility
  2. General Maintenance
    1. Responds to Work Order requests
    2. Makes common repairs to electrical, plumbing, and mechanical fixtures throughout the facility
    3. Repairs equipment, as indicated or instructed
    4. Assists with the relocation or installation of equipment
    5. Participates as part of a team for completion of special projects
    6. Assists with snow removal and other outside clean-up activities as instructed

NON-ESSENTIAL FUNCTIONS

Performs other duties as assigned that are related to the job description, department operations, and assigned by the Facility Supervisor.
